Bodrum villas for sale: five checks before you buy

Where on the peninsula to look, the airport drive, and the deed, land, site-fee, holiday-let permit and location checks we run on every Bodrum villa.

Search for Bodrum villas for sale and you will be shown everything from a two-bedroom house on a shared site to a stone-walled estate with its own jetty. The useful question is not which villa looks best but which one fits the way you will use it. Here is what we check before anyone makes an offer.

Where on the peninsula are the Bodrum villas for sale?

Bodrum is both a town and a district of Muğla province. The town sits at the entrance to the Gulf of Gökova, on the site of ancient Halicarnassus, whose Mausoleum counted among the Seven Wonders. Around it the district spreads across a whole peninsula, with settlements such as Yalıkavak, Turgutreis, Gümüşlük, Bitez and Türkbükü, each with a character of its own.

With 207,196 residents at the 2025 count, Bodrum is the most populous of Muğla’s thirteen districts. Marinas in the town centre, at Yalıkavak and at Turgutreis anchor the yachting side of the peninsula. Decide early whether you want a harbour within walking distance or a hillside with a view and a short drive down.

Getting there from abroad

Milas–Bodrum Airport opened in 1997 and lies 36 km north-east of Bodrum town. In 2025 it handled more than four million passengers. Time the drive to the front door in August traffic before you fall for a remote cove.

Five checks on Bodrum villas for sale

1. The deed and the occupancy permit

The title deed should be in the seller’s name, free of mortgages or seizure notes, and the home should hold an iskan, the occupancy permit that records it as a finished building. Pools, extra bedrooms or a guest annexe added later should appear on the approved plans; if they do not, find out before you agree a price.

2. The land the villa stands on

Ask what the plot is registered as. A villa on land recorded for building is straightforward; a house on land still registered as a field or orchard needs a specialist’s opinion.

3. Shared sites and their costs

Many Bodrum villas for sale sit on gated complexes with a shared pool and gardens. Ask for the management fee and last year’s accounts.

4. Can Bodrum villas for sale be let to tourists?

Since 1 January 2024, renting a home to tourists for 100 days or less at a time needs a permit from the Ministry of Culture and Tourism under Law No. 7464. A detached villa usually only needs its own owner’s application. On a site, the building the home belongs to is what counts, and where several owners share a building they must agree unanimously. If rental income is part of your plan, check the permit position before you buy, not afterwards.

5. Location checks for foreign buyers

Foreigners cannot acquire property inside military or security zones, and the Land Registry has the location assessed when a foreigner buys. Have it confirmed early, not on the day of transfer.

The purchase itself

The sequence is the same as anywhere in Türkiye: a Turkish tax number, a bank account, a valuation report from a licensed appraisal firm, DASK earthquake insurance, then signing at the land registry office with a sworn interpreter if you need one. The title deed fee is 4% of the declared value, split by law between buyer and seller.

If you are hoping for citizenship, the rule is strict: property officially valued at $400,000 or more, with a note on the deed that it will not be sold for three years. A villa that reaches that value can qualify; one that does not will not, however close it comes. A lawyer should confirm the current rules before you commit, and no agent can promise the outcome.
