Fethiye apartments for sale: a guide for holiday and year-round buyers
Building age after 1957, deeds and site fees, gross versus net, the tourist-let permit and living in Fethiye all year: what to weigh before buying a flat.
Fethiye apartments for sale attract two quite different buyers: people looking for a lock-up-and-leave holiday base on the Mediterranean, and people planning to live here for most of the year. Both are well served by a town that is busy in every season, but they should look at different things. Here is how we would approach the search.
Fethiye apartments for sale: the town in brief
Fethiye is a harbour town and district in the east of Muğla province, built on the site of ancient Telmessos. Its best-known monument is the Tomb of Amyntas, cut into the rock above the town by the Lycians around 350 BC. The district also takes in Ölüdeniz, famous for its beach spit and Blue Lagoon and for paragliding from Babadağ, and Göcek, one of its 41 neighbourhoods. At the 2025 count the district had 187,332 residents, the second-largest population in the province after Bodrum.
Dalaman Airport, in the neighbouring district, is the usual way in. It handled more than five and a half million passengers in 2025 and serves over 120 destinations, which makes short visits to a Fethiye flat easier than a map might suggest.
What to look for in Fethiye apartments for sale
Building age and the earthquake code
Fethiye was badly damaged by earthquakes on 24 and 25 April 1957, when around nine in ten of the town’s buildings were destroyed or damaged. Almost everything you will view was built afterwards, but not every building is equally recent. Ask for the construction year and the earthquake regulation the design followed, and treat them as seriously as the view.
Deed, occupancy permit and site fees
Check that the seller is the registered owner, that no mortgage or seizure is noted on the deed, and that an iskan (occupancy permit) has been issued. Many Fethiye apartments for sale are in complexes with a pool and gardens, so ask for the monthly management fee and whether anything is owed.
Gross and net area
Turkish adverts usually give gross floor area, which includes a share of stairs and common parts. Ask for the net figure and compare price per square metre on the same basis across buildings.
Fethiye apartments for sale as holiday lets
If you plan to cover costs with holiday lets, read this before anything else. Since 1 January 2024, Law No. 7464 requires a permit from the Ministry of Culture and Tourism for any home let to tourists for 100 days or less at a time. In a building with several apartments, the application needs the unanimous agreement of the other owners, with only limited exceptions, and letting without a permit carries fines that start at 100,000 lira per property. An apartment whose neighbours will not sign is a home, not a holiday-let business, and should be priced accordingly. Long lets of more than 100 days fall outside this law.
Living in Fethiye all year
For a permanent move, think about the daily routine rather than the summer. How far is the supermarket, the pharmacy, a school if you need one? Can you walk to the harbour, or will you need a car for everything? Visit in winter as well as in high season.
Owning an apartment gives you grounds to apply for a short-term residence permit; it does not guarantee one, and the immigration authority decides each application. Citizenship is a separate route that needs property officially valued at $400,000 or more, held for at least three years.
Fethiye apartments for sale: the steps to a deed
A tax number from any tax office, a Turkish bank account, a valuation report from a licensed appraiser, DASK earthquake insurance, and an appointment at the land registry office. The title deed fee is 4% of the declared value, split by law between buyer and seller. If you cannot travel, a lawyer with your power of attorney can sign for you.
