Every listing states its district, gross area, price per square metre and whether the deed is issued, so a sea-view flat and an inland villa can be compared on the same terms.

How you mean to use the home narrows the search faster than any map. Each plan raises its own questions, and we raise them early.
Think about the flight first: Milas–Bodrum for the peninsula, Dalaman for the coast from Marmaris to Fethiye. Then about who looks after the house while you are away.
Short holiday lets need a Ministry of Culture and Tourism permit, and flats in shared buildings need the neighbours’ consent. We find out whether a property can get one before you buy it for income.
Visit in winter as well as in August before you decide, and ask us which shops, schools and clinics near the address stay open all year.
BJV Milas–Bodrum Airport Open since 1997, 36 km north-east of Bodrum town and 16 km south of Milas.
DLM Dalaman Airport In Dalaman district, the arrival point for the resorts on both sides of it. Marmaris is about an hour away by car.

A tax office issues your vergi numarası against your passport in one visit. You then open the Turkish bank account the purchase money will move through.
An appraisal firm with a licence inspects the property and writes a valuation report, which the Land Registry needs from foreign buyers before booking the sale.
With DASK cover in place, both parties sign at the land registry office, with a sworn interpreter if needed, and the title deed is reissued in your name.

Yes. Muğla is the province, and Bodrum is one of its thirteen districts, alongside Fethiye, Marmaris, Datça, Dalaman and eight others. The city called Muğla is the provincial seat, in Menteşe district, about 20 km inland.
It depends on the district. Milas–Bodrum Airport (BJV) is the one for the Bodrum peninsula and Milas. Dalaman Airport (DLM) is the usual arrival point for Fethiye, Ölüdeniz, Dalyan, Köyceğiz and Marmaris.
The two provinces are neighbours: Antalya borders Muğla to the east. Muğla’s other neighbours are Aydın, Denizli and Burdur, and its own coast faces both the Aegean and the Mediterranean.
Usually, yes, with the deed in your own name. You will need a Turkish tax number, a valuation report from a licensed firm and DASK earthquake cover. Land inside military or security zones cannot pass to foreigners, so we have the location checked before you commit.
Only with a permit. Since 1 January 2024, renting a home to holidaymakers for 100 days or less at a time needs a permit from the Ministry of Culture and Tourism, and in a building with several units the other owners must normally agree. We check a property’s position before you count on rental income.
Only from $400,000 of property, valued by an official appraisal and annotated so it cannot be sold for three years; several properties can be combined. A home below that value may support a residence permit application, which the immigration office decides.
